PROJECT DESIGN BRIEF:

‘Blenheim’ is a remarkable blend of heritage charm and contemporary luxury, set to be completed by early 2026. This project involves a significant renovation to a large, state-listed heritage Queenslander, alongside the addition of a cutting-edge, three-level modern extension. The new design includes off-form concrete finishes across three levels, a suspended swimming pool over the basement, and board-form concrete detailing. Hardwood shingle cladding contrasts the concrete elements, while multiple glass box skylights invite natural light into the heart of the home.

The extensive landscaping package will complement the house’s elegant aesthetic and will carefully preserve its connection to the surrounding environment. This home will feature a six-car basement garage with a fully equipped gym, wellness centre, wine cellar, and sauna/steam room with an ice bath, offering the ultimate in modern luxury.

CHALLENGES & ACHIEVEMENTS:

The heritage status of the original Queenslander requires strict adherence to significant state heritage conditions that are being addressed through close collaboration with engineers and heritage consultants. Additionally, the basement excavation presents considerable challenges, involving complex piling and retention systems with a capping beam to ensure structural integrity to the neighbouring properties. The excavation, set in a rocky foundation, requires extensive coordination with geo and structural engineers to navigate the site’s difficulties.

The corner block, located in a tight inner-city suburb, adds logistical challenges such as managing traffic flow and ensuring minimal disruption to the surrounding neighborhood. Careful planning and the implementation of traffic management strategies have been key to maintaining a smooth construction process.

Building the basement to the boundary and integrating the suspended pool demands meticulous planning and engineering expertise. The result will be a seamless fusion of old-world heritage and modern architectural innovation, showcasing high-level craftsmanship and attention to detail.
